Does a home inspection include a sewer scope?

What HouseMaster, AmeriSpec and WIN Home Inspection each publish about whether a sewer scope is part of a standard inspection or a separate add-on.

All three of these are franchise networks: the corporate site sets the marketing and the menu, but each local office is independently owned and can differ in what it actually includes. We checked three national home-inspection franchises' own sites: HouseMaster, AmeriSpec and WIN Home Inspection. We also tried Pillar To Post; its site blocks automated access, so we could not check what it publishes.

All three name sewer scoping as a service distinct from the standard home inspection. How clearly each one prices it, or describes it as something added rather than built in, is different brand to brand, not the same across all three, so read each section on its own rather than assuming they match.

Evidence strength reflects how explicitly each franchise's own site addresses pricing or bundling, not any ranking of company size.

HouseMaster

HouseMaster's FAQ treats a sewer scope as its own priced question, separate from its general home-inspection pricing. It answers "How much does a sewer line camera inspection cost?" on its own terms: "The price of a sewer scope varies based on the length of the sewer line, access to the sewer system, and whether we are performing additional services during our visit."

The same FAQ flags that availability varies by office, not just price: "Camera-based sewer inspections are performed by many HouseMaster locations. Contact your local HouseMaster office to learn more about their sewer inspection offerings."

AmeriSpec

AmeriSpec lists sewer scope under "Specialty Inspections," separate from its general and comprehensive home inspections, and describes it as something added to an inspection rather than something already in it: "When adding a sewer scope inspection to a residential inspection, expect your overall inspection length to increase by only 20-30 minutes."

Like the rest of its site, AmeriSpec says this can vary by location: "AmeriSpec® services provided by independently owned and operated franchises. Prices and services vary by location."

WIN Home Inspection

WIN's own services menu lists "Full Home Inspection" and "Sewer Scope Inspection" as two separate items, not one bundled service, and its site groups sewer-line content under an "Ancillary Services" category rather than under the home inspection itself.

WIN's page does not spell out pricing or bundling logic the way HouseMaster's and AmeriSpec's FAQs do. The one mention of price on its page is about negotiating the sale price with buyers, not the cost of the inspection itself, so treat WIN's separation as structural, based on how the site is organized, rather than a statement about what it costs.

What this means for a quote

None of the three publishes a blanket "not included" warning, and none of them should be read as saying the same thing. HouseMaster prices a sewer scope through its own FAQ answer. AmeriSpec describes it explicitly as something added to a residential inspection, at a specific added time. WIN separates it only by how its site is organized, without stating anything about price. Local franchise offices can differ from what the corporate site publishes, so for an actual quote, the only way to know is to ask directly whether the price already covers the sewer line or whether it is quoted on top.
