Sewer cleanout access, and why it changes the price
How to find out whether your property has one before you call anyone, and what it means for the quote if it does not.
A sewer cleanout is a capped pipe that opens directly into your main sewer line, put there so it can be accessed without dismantling anything. Whether your property has one is the largest single lever on the price of an inspection, and most homeowners have never looked.

How to find yours
- Look outside near the foundation on the side of the house closest to the street, at ground level. It is normally a capped pipe of 3 to 4 inches, often white or black plastic, sometimes with a square nut on the cap.
- Check the basement or crawl space, where it may be on a vertical stack.
- Look in the yard between the house and the street, where it can be flush with the ground and hidden by grass.
- In warmer regions with no basements, it is more often outside; in colder regions with basements, more often inside.
- If you find nothing after fifteen minutes, tell the plumber you could not locate one rather than that you do not have one. They find them regularly where owners could not.
If you genuinely do not have one
The usual approach is pulling a toilet, running the camera through the flange and resetting the toilet afterwards with a new wax ring. It is routine work, and it is why the price is higher.
Ask specifically whether resetting the toilet is included in the quote or billed separately, because it is a common source of an unexpected line item.
If you are having sewer work done anyway, it is worth asking what it would cost to install a cleanout at the same time. Every future inspection, and every future blockage clearance, gets cheaper and less invasive.
Ask about it when you request quotes
Two quotes that differ by two hundred dollars often differ because one assumed cleanout access and the other did not. Stating your situation up front makes the numbers comparable and stops the price moving after someone arrives.
