Plumbing inspection vs sewer camera inspection

Both get called an inspection and both can involve a camera. What each one actually checks, what it costs, and which one fits your situation.

"Plumbing inspection" and "sewer camera inspection" get used almost interchangeably, and the mix-up runs deeper than the name. HomeGuide's own plumbing-inspection pricing splits "plumbing inspection" into three separate products, visual, camera and combination, and its camera option is not the sewer scope: it is a whole-system pipe check running $300 to $1,100, while a sewer-only camera inspection is a narrower, cheaper job. Knowing which one a quote is actually for is the difference between paying for the wrong thing and paying for the right one.

What each one actually is

Four things sold under two names
Inspection typeWhat it checksPublished cost
Visual plumbing inspectionVisible fixtures, pipes, the water heater, valves and shutoffs inside the home$100 to $200
Plumbing camera inspectionPipes inside walls, ceilings and under floors, wherever the camera can reach$300 to $1,100
Combination (visual and camera)Both of the above, done in the same visit$400 to $1,300
Sewer camera inspectionOnly the underground sewer lateral, from the cleanout to the street connection$125 to $500

The first three are sold as "a plumbing inspection." The fourth is a separate, narrower job that happens to also use a camera.

The distinction that actually matters

A visual inspection surface-checks what is exposed. It will not see anything past a wall, a slab or the property line. The full checklist of what gets checked covers every fixture a plumber walks through.

A whole-system camera inspection goes further, into the walls, ceilings and floor voids a plumber cannot otherwise see, but it still stops at the building line.

Same camera. Completely different pipe.

The sewer camera inspection is the only one of the four that goes underground, tracing the lateral pipe from your cleanout out to the municipal connection. That is the one pipe a standard home inspection typically does not reach, and where the costly failures live: roots, cracks, offsets and collapsed sections, the specifics a sewer camera actually finds.

Which one do you actually need

Match the job to the situation
Your situationBook this
Buying, and the property fits a higher-risk profile (age, trees, history)Sewer camera inspection
Slow drains, gurgling, or a backup that has happened more than onceSewer camera inspection first
Routine sale disclosure on a newer home with no symptomsA visual plumbing inspection is usually enough
Old visible pipework, low water pressure, or a water heater near the end of its lifeA visual or whole-system camera plumbing inspection
Buying, and you want the fullest picture in one visitA combination plumbing inspection, or a standalone sewer scope added to your home inspection
Landlord or property manager screening several units at turnoverA visual inspection each turnover; reserve the sewer camera for units with a backup history

The risk factors behind that first row, exactly what "higher-risk" means, are laid out in full on this page. What renting the camera yourself would cost instead of hiring either job is broken down in the full cost guide.

Which fits whom

If you are buying and the property fits the higher-risk profile, the sewer camera is the one worth paying for on its own. It is the one thing a standard home inspection skips, and a sewer line replacement averages $6,000 nationally, typically $2,000 to $10,000 for a 40-foot line, well above the cost of the camera that can catch it early. A visual or whole-system plumbing inspection is usually better value bundled into a home inspection you are already commissioning than booked separately.

Get both quoted for your actual situation rather than comparing the two headline prices in isolation. A quote that does not say which of the four products above it covers is a quote worth asking about before you book it.
